Loan types: fixed rate, F-kort, F1, F3 and F5

Danish mortgage loans come in a few basic types. The institutions use different names – here they are grouped under common names.

Fixed rate

The rate is fixed for the entire term. Can always be repaid at a price of no more than 100.

Fixed for the entire term

Product names: Fast rente (Totalkredit), Obligationslån/Kontantlån (Realkredit Danmark), Fast Rente (Nordea Kredit), Jyske Fast Rente (Jyske Realkredit)

Short rate (F-kort)

The rate follows short money-market rates and typically changes every 3 or 6 months.

New rate every 3 years (assumption in the calculators)

Product names: F-kort (Totalkredit), FlexKort (Realkredit Danmark), Kort Rente (Nordea Kredit), Jyske Frihed (Jyske Realkredit – rate reset every 3 months, paid out and repaid at 100)

F1 (rate reset yearly)

The rate is set for one year at a time at refinancing.

New rate every 1 year

Product names: Tilpasningslån F1-F2 (Totalkredit), FlexLån F1-F2 (Realkredit Danmark), Jyske Rentetilpasning F1 (Jyske Realkredit). Nordea Kredit does not offer F1 as a new loan.

F3 (rate reset every 3 years)

The rate is set for three years at a time at refinancing.

New rate every 3 years

Product names: Tilpasningslån F3-F4 (Totalkredit), FlexLån F3-F4 (Realkredit Danmark), F3 (Nordea Kredit), Jyske Rentetilpasning F2-F4 (Jyske Realkredit)

F5 (rate reset every 5 years)

The rate is set for five years at a time at refinancing.

New rate every 5 years

Product names: Tilpasningslån F5-F10 (Totalkredit), FlexLån F5-F10 (Realkredit Danmark), F5 (Nordea Kredit), Jyske Rentetilpasning F5-F6 (Jyske Realkredit)

Interest-only periods

With an interest-only period you pay only interest and contribution for up to 10 years. The payment is lower, but the debt does not fall, and the institutions add a surcharge to the contribution – especially for the part of the loan above 60% of the home's value. When the period ends, the payment rises because the loan must be repaid over fewer years.
