# Method and assumptions

1. Contribution rates, surcharges and fees are collected manually from the institutions' price lists. Each rate has a source, a valid-from date and the date we last checked it.
2. Average rates come from Danmarks Nationalbank (Statbank Denmark, table DNRNURI: new loans to households in Danish kroner). The rate excluding the contribution fee is calculated as the effective rate minus the contribution rate and is therefore an estimate.
3. We do not fetch bond prices automatically. You enter the price from the institution's price list. Without a price, we assume 100.
4. We assume monthly payments and annuity loans.
5. The contribution rate is calculated from the loan's position in the property's value when the loan is paid out, and kept fixed. In practice it often falls when the debt drops below a loan-to-value band – so our fees over many years are slightly too high.
6. Adjustable-rate loans keep the same rate after each refinancing unless you choose another. Each refinancing costs the institution's price deduction. For short-rate loans we assume refinancing every 3 years (assumption), except Jyske Frihed, which has no price deduction.
7. Totalkredit's KundeKroner (0.25% of the outstanding debt per year) is included through December 2029, as decided. You can choose to assume it continues.
8. The 80% limit (75% for holiday homes) is applied to the loan principal. Some institutions apply it to the market value, so you may be able to borrow slightly more.
9. Interest tax relief follows the 2026 rules: municipal and church tax plus 8 percentage points up to DKK 50,000 (DKK 100,000 for married couples). Only interest and contribution fees are deductible.
10. Registration duty: mortgage DKK 1,825 + 1.25% (from 1 January 2026), deed DKK 1,850 + 0.6%. The basis is rounded up to the nearest DKK 100. When refinancing, the old mortgage's principal is deducted from the basis.
11. "How much can I afford?" tests your finances with a fixed rate and repayments over 30 years and uses default figures for running costs, disposable amount, a bank loan (6% over 20 years) and a debt-to-income ratio of at most 4. Net pay is an estimate under the 2026 tax rules without pension. All figures can be changed.
12. Refinancing: the net gain is the difference in outstanding debt plus what you have saved (or paid extra) after tax. What the debt can be repaid at in the future is unknown and not included. If we do not know your current institution's fees, we use the highest fee we know.
13. Comparisons show the institutions with the same rate and price, so only contribution fees and charges differ. Tables are sorted by total cost, and the sorting is stated above the table. It is not a recommendation.
