# Top-up loan: how much can you borrow against your equity?

See how much you can borrow on top of your current mortgages, and what it costs. A top-up loan sits behind your existing debt and therefore in the most expensive loan-to-value bands.

The calculator is interactive on the HTML page. All inputs are kept in the address, so a result can be shared.

## How we calculate
- The room is the lending limit (80% or 75% of the value) minus your current mortgage debt.
- The top-up loan's contribution rate is weighted only over the bands the loan actually occupies.
- Payment, tax and costs are calculated as in the loan calculator.
