# Mortgage calculator: what does your loan cost?

See what a mortgage costs at the institution you choose: payment before and after tax, contribution fee, charges and the total cost over a period. Contribution rates and fees come from the institutions' own price lists.

The calculator is interactive on the HTML page. All inputs are kept in the address, so a result can be shared.

## How we calculate
- The loan principal is set so that you receive the amount you want after price loss, price deduction, commission, fees and registration duty are added to the loan.
- The contribution rate is weighted by how much of the loan falls in each loan-to-value band and is kept fixed for the whole term.
- Monthly payments. Tax relief is calculated on interest and contribution fee using the 2026 rates.
- The effective rate is calculated by us from the payments and the amount paid out – it is not the bank's APR.

## Questions for your bank meeting
- What is the contribution rate on my loan, and how is it calculated (loan-to-value bands, interest-only surcharge, discounts)?
- What is the total cost over 10 years including all fees – both the institution's and the bank's?
- Which price is the offer based on, and what does a fixed-price agreement cost?
- What is the APR on the offer, and what assumptions is it based on?
- Which fees does the bank charge for arranging the loan?
- Are there discounts – such as KundeKroner – and how long do they apply?
